By focusing on essential features and eliminating unnecessary expenses, value engineering ensures a balanced approach to cost, quality, and functionality, resulting in a well-built, efficient, and cost-effective ADU.
FEASIBILITY STUDY: WHAT IS IT?
HOW THIS WORKS IN YOUR BUILDING PROCESS
One of the first steps of the construction process is to analyze the site and construction variables to determine what can be built on the property. Are there any special requirements for your project? We want to assess the feasibility and all costs of building the ADU on your lot and produce construction plans that will meet your budget.
The first step is to produce a rough site plan, map existing utilities, assess electrical panel loads, and create a feasibility report with your selected ADU plan mapped on your property. Using all of this information we can produce a more accurate estimate to match the project costs to your budget. During this process, we will try to select and price as many finishes as possible and will also create a detailed schedule for the project. This process takes 2 to 3 weeks depending on the scope and you will receive an itemized estimate of the entire project.
ITEMS PROVIDED IN THE FEASIBILITY STUDY:
Detailed Site Visit
We will look at all utilities to determine how everything will be trenched and installed. Determine any potential issues or additional items that need to be completed. During the next few days, we will go over a potential layout and identify all finishes required for the project. We will value engineer the project in order to meet your budget.
3D Walk-Through
We will complete a 3D walk-through with our digitizing 3D camera. Once complete we will provide a detailed floorplan that can be given to architects and engineers to save on drafting fees. We will also provide a complete 3D Walk Through.
Detailed Sewer Scope
A sewer camera and depth finder will be used if needed to confirm location and depth of your sewer line.
Detailed Estimate
A Detailed Estimate will be created. The updated estimate will include all items found on the site visit.
Schedule
Our initial Project schedule will be provided
